Cheapest Freehold Resale Asking Prices in District 15 (July 2026)
As of 30 June 2026, there are 697 freehold and 999-year resale asking-price rows across 161 District 15 projects on the market. These are asking prices, not completed transactions. The cheapest asking row is Duku Apartments at 75 Duku Road — a 1,055 sqft three-bedder asking $1,550,000, or roughly $1,469 per sqft.
That is the direct answer to the first question. Here is the catch: the cheapest-by-price list and the cheapest-by-PSF list are almost entirely different projects. If you switch from one lens to the other, your entire shortlist changes before you view a single unit.
The split: The sub-$1.8M three-bedder market in D15 clusters around Kembangan, Eunos, and the Lorong Telok Kurau belt. The low-PSF market means large units — often above 3,500 sqft — with absolute quanta starting at $3.6M. These serve almost entirely different buyers.

The Cheapest 20 by Asking Price: All Three-Bedders, All Inland
Every unit in this table is a three-bedroom flat — except one four-bedder at East Grove — ranging from 1,003 sqft to 1,238 sqft. The full top 20 sits between $1.55M and $1.85M.

A few projects appear more than once — Fruition at ranks 5, 6, and 9; Grand Residence at 10 and 11; G Residences at 16, 17, and 18; Le Conney Park at 14 and 19. These are separate listings for individual units within the same project, not duplicate data entries.
The location pattern here is real and worth naming. Almost every project in this table sits in the Kembangan, Eunos, and Lorong Telok Kurau belt — the inland spine of D15 along the East-West line. If you want a Tanjong Katong address, a Marine Parade waterfront facing, or a TEL-corridor location closer to the sea, you will need a higher budget. The cheapest freehold three-bedder near Tanjong Katong MRT is a different price bracket. The sub-$1.8M D15 freehold market is an EW-line story, not a TEL story.
The 20 Lowest PSF: A Different Market Entirely
Low PSF in D15 means large units. Every project in this table is a four-bedroom or larger, starting at 3,552 sqft. The absolute quanta begin at $3.6M.
One thing to know before reading this table: ranks 7 through 19 are all Lotus Ville, a single project at Lorong L Telok Kurau. These are separate agent listings for units with near-identical specs — most at 3,552 sqft asking $3,900,000 at roughly $1,098 psf. There are likely not 13 genuinely distinct sellers competing on PSF. They are probably multiple agents marketing the same or adjacent units in the same project. The table below consolidates them into a single representative entry so the list is useful.

Eastrees at 3 East Coast Drive (TOP 2015, near Siglap MRT on the TEL) dominates the top of this table with three separate units listed. The headline number — $879 psf on a 5,231 sqft unit — is a $4.6M commitment. The 4BR at 4,327 sqft asking $4.2M works out to $971 psf.
Low PSF at this end of the spectrum does not mean cheap. It means the unit is large, the absolute outlay is high, and the buyer pool for a 4,000–5,000 sqft resale unit in D15 is limited. That limited demand is partly what holds the PSF down. A large older unit also typically carries a meaningful renovation bill before it is liveable — which the PSF figure does not reflect. The $879 psf looks like a discount until you add the absolute quantum, the renovation estimate, and the carrying cost of a thin resale market.
The 20 Largest Units: $3.6M to $17.7M in the Same Table
The size table runs from 5,662 sqft at the top down to 3,555 sqft at rank 20. The price range across these 20 units is enormous — from $3.6M to $17.68M — which tells you that size alone predicts almost nothing about asking price.

The clearest pattern: address does more work than size. Meyerhouse (128 Meyer Road, TOP 2022) is 5,662 sqft at $3,123 psf — the most expensive unit in the entire 697-row universe at $17.68M. Eastrees at rank 2 is larger than most projects on this list and asking $879 psf for a 5,231 sqft unit. Same district. Thirteen years apart in TOP. $12M apart in asking price.
Eastrees and Seven Crescent appear in both the PSF table and the size table — they are the crossover between the two lists. Amber Park (18 Amber Gardens, TOP 2023) and The View @ Meyer (46 Meyer Road, TOP 2010) sit at the other end: both are large units with asking PSF above $2,700, both within a short walk of TEL stations along the Meyer Road and Amber Road corridor. That waterfront-and-TEL premium is doing real work on the PSF number.
Before You Shortlist: What the Asking Price Does Not Tell You
Asking price is not valuation. A unit asking $1.69M may be priced correctly, slightly above recent transactions, or anchored to a 2021 peak — the listing alone does not tell you which.
A few things that genuinely affect what a unit is worth relative to its asking price, and that asking PSF does not capture:
- Recent transactions in the same project and floor band. This is the most useful anchor. One or two transactions in the past six months tell you far more than the asking figure.
- Condition and renovation cost. Older projects — East Grove (TOP 1975), Fenara Court (1996), Le Conney Park (1992) — are priced where they are partly because of age. A $1.68M asking price may carry a $150,000–$300,000 renovation cost before you move in.
- Facing, stack, and floor. Two units in the same project at the same PSF can be very different depending on whether one faces a main road and the other looks over a garden.
- Tenure clarity. Most units in this inventory are described as freehold or 999-year. Confirm the exact land title before proceeding — the two are not identical.
- The Lotus Ville and multi-listing effect. Projects with many agent listings — Lotus Ville, G Residences, Fruition — are not necessarily more negotiable than projects with fewer listings. Multiple agents on the same unit reflects marketing reach, not seller desperation.
